ZeroHedge ran a piece this week from QTR’s Fringe Finance arguing the commercial real estate crisis is far from over. The media moved on after the regional bank scare and the Fed’s stabilization efforts. The loans did not. Credit is tighter, rates stay elevated, and private credit is showing strain. Buildings that gorged on cheap money for a decade now face the bill.
Trepp just quantified how large that bill looks for office. The firm examined 309 CMBS office loans totaling $18.2 billion scheduled to mature by September 2027. At current rates, roughly 75% of the Class A loans would need fresh equity to refinance. Class B/C sits at 61%. Many of the Class A loans never amortized. Interest-only structures leave almost no cushion when values are lower and rates are higher. The buildings that looked safest on the way up carry some of the biggest gaps on the way down.

The broader maturity wall is larger. Trepp puts commercial real estate loans maturing in 2027 at $733.2 billion, after roughly $800 billion estimated for this year. Lenders that spent years extending and modifying are now less willing. Lonnie Hendry, Trepp’s chief product officer, told CNBC that elevated rates make refinancing harder and that the extensions are ending. Office and multifamily are absorbing the heaviest pressure.

Delinquencies already show the stress. Trepp’s September CMBS delinquency rate rose to 8.02%, the highest since November 2020. Office hit 12.16%. Multifamily reached 8.04%. Special servicing volume is elevated, with one reading near $69.5 billion. Non-performing matured balloons accounted for the bulk of newly delinquent balances. The rate did not break most of these loans. The maturity date did.

Multifamily faces its own math. A large share of the floating-rate debt originated in 2021 and 2022 when rates were near zero. Bridge loans that priced near 4% can reset toward 9%. Rents have softened in many markets after the post-pandemic construction wave. Borrowers must bring more cash or sell. Distressed sales overall rose 26% in the first nine months of the year, led by apartments.
Office occupancy is not collapsing everywhere. CBRE, Cushman & Wakefield, and others report vacancy edging lower in some markets and leasing activity recovering from the lows. Class A and trophy space is selective and tightening in gateway cities. Older Class B and C product, and buildings in secondary markets, remain hard to finance. Savills still flags $134.2 billion in outstanding or potentially distressed office debt as a headwind. Hybrid work cut permanent demand. Higher rates cut the value of the remaining income. Both effects are still in the numbers.
The Fed held rates this week. The 10-year Treasury has traded near 5%. That combination keeps floating-rate debt expensive and fixed-rate refinancing unattractive for anyone who locked in low coupons. Regional banks still hold large CRE books. Private credit filled some of the gap but is now seeing its own late-cycle pressure. None of this requires a sudden crash. It requires owners and lenders to keep recognizing that yesterday’s loan size no longer fits today’s cash flow and rates.
Cash buyers with long horizons are lining up. Bid-ask spreads remain wide. Sellers who stretched through 2026 will have fewer options in 2027. The crisis never fully left the balance sheets. The maturity calendar is simply bringing it back into view.
